Townhomes on Bodine
Has anyone seen the Newly Built Townhomes on Bodine? Do You think that they are going to sell for the 600,000 they are asking for? I'm just trying to get some info on the builders. If anyone has any info to add I'd greatly appreciate it. |

Do you mean Liberty Greene, on the corner of Bodine, across from the park? Meh. They look generic and poorly constructed. The empty side facing 3rd is (correct me if I'm wrong) probably going to be another row of townhomes, if they ever finish. Plus, the project is billed as a "gated community." Interesting, given the extreme proximity to other residences, including all the Tower/liberties walk rentals. People who desire to live in such enclaves shouldn't be living in the city.

I just think theyre way overpriced. But also The Townhomes that are on Green St. are going for $1 Mil and most of them are sold. |

They are on 17th & Green. They are about 5300 Square feet. Amazing roof top deck. |

I heard those places on 17th & Green have carriage/guest houses in the back too, believe it or not. They're freakin nice. |

$600k seems like a lot of money for around here at first glance, but a lot of these new places are so much bigger than the existing homes that the cost per square foot is about the same. $600k for a 4000 sq. ft. house is basically the same price as $150k for a 1000 sq. ft place... but no one would bat an eye at the latter. |

Kent, I can see how cost per sq may seem reasonable given the larger home size. but 4000+sq in the city? Why? I think it's good that more people are realizing that living in the city is more sustainable than in the suburbs, but the supersized, private estate mentality needs to die with it.

All I know is that watching the construction in the neighborhood (both at Bodine & Wildey and on Bodine across from the carriage barn), I wouldn't buy any of those townhomes, let alone for 600K. And one does wonder when/if they are ever going to finish them. I dread them adding the final townhome to the row right there on the corner, because that will make Bodine going southbound (particularly when driving a horse & carriage) completely blind to people turning on to Wildey from Third. Apparently, everyone turning onto Wildey seems to have the need to floor it, and there is no stop sign at Bodine. |

The townhouses on Bodine are built by Daryl Rothmond (the same developer that built the metal houses that front Liberty Lands). I walked through the project on N.3rd and as a designer I can say that the finishes are very high-end and beautiful. The floor plan was open and bright. You should take a look. I would buy one if I could afford one. |

Lara, My boyfriend is a designer too, and thinks they're crap. I wonder why Culbert + Rothmund isn't pimping this "beautiful" design along with the other residential projects listed on their website. |

those metal houses across from liberty lands are pretty cool, though... are you sure Rothmund is the designer of Liberty Greene? Or, are they just the developer and someone else did the design. Seems to be a big difference in quality compared with other projects. I can't find any info online, only the real estate agent. |

Is the Liberty Greene Project the red brick townhouses directly north of Liberty Lands? If so, then that is not a Rothmond project and I don't know who the builder is. The new townhouses west of the stables is a Rothmond project as well as the townhouses across the street from the metal houses. Sorry about the mix up. |

Lara, yep, the ones facing N3rd (but the unfinished portion facing the stables) is the one you have in mind... and I agree, those are much nicer than the brick ones in question (Liberty Greene).

Liberty Green is a David Pearleman project. He's out of cash as the finished homes aren't selling, so we all get to stare at a half done, somewhat forgotten project. They look ok from a distance, but up close the detail work is awful. The frame and panel work on the bays is disgraceful at best, and some of the interior trim could have been beautiful, but the materials were installed thoughtlessly. The only smart thing I see about that project, is hiding the electric and gas meters under the front steps in a little cubby. Yuck. |
