CREI is building 22 townhouses across the street from American Loft at American & Brown Streets.
This is going to be the first gated community in Northern Liberties. All homes will have 3 bedrooms and 2.5 bathrooms. These are truely one of the best deals in Philadelphia.

if you're old and live in the burbs, gated communities are very popular. I work for a large homebuilder in NJ / PA, most of the sites that we build out as gated communities are for 55+ occupants in suburban areas. Its a huge selling point in the right situation.

One can only hope that the residents of the "gated community" come out from behind their gates to mingle with the "un-gated" residents of Norhtern Liberties once in a while.....

Lets see if CREI can finish a project they start. It seems like they bit more than they can chew. They've got 4-5 projects most or all should have been finished by now.

CREI's projects are moving ahead as planned. Feel free to dive by the sites of American Loft, Nouveau, and 101 Walnut to take a look at the progress. The completion dates for all of their projects were originally set for 2007.
There was a thread started about the development changes of Northern Life and a good expanation of the situation from the CREI marketing staff. Please look at this to get a better idea of the situation before you say that CREI has bitten off more than they can chew. CREI are doing some exciting things for the Northern Liberties area and will continue to do more of the same. I have yet to see CREI do anything *for* anyone other than ugly up the neighborhood with their sales office. Get that s**t built already and stop talking about it.

"For" the area or "to" the area? A gated community doesn't sound very welcoming or open to the neighborhood. I'm also pretty baffled that an 11 story building is going into an area with all 3-4 story homes. It's a nice looking building, just seems a bit out of place. Not really complaining, because I know these things get approval, and more residents could bring in a few of the ammenities we desire (supermarket), but it's still confusing

Regarding the supermarket in the area-Bart has plans to bring one in on 2nd and girard. First he wants to build up the demographics(aka da rich folks) to be able to bring in a higher end store.

what happend to the project they were supposed to unveil in September? they must have spent a few bucks on all of those billboards and marketing effots. I havent heard anything other than the news that some of their projects were not going through as planned.

This is sort of off topic - but has anyone else found the name CREI -- (Creating Real Estate Innovations)to be really moronic sounding and redundant? Like someone was trying to hard?
Creating and Innovating are almost the exact same thing. To create is to bring about something new -- to innovate is also to bring about something new...
just had to mention how that name has always annoyed me. It's like they're saying they're thinking about thoughts.

Eh, "creative and innovative" are so clichely paired in marketing lingo, you can't really fault CREI on the word choice to harshly. I think by "creative" they mean they "think outside the box" and by "innovative" they "push the box in new directions". Yeah, you could map it out to demonstrate that if they are equally creative and innovative, putting equal pressure on the box from outside and within, the box goes nowhere and we got another inert marketing term.
I thought by "sounds stupid" you meant how exactly do you prounounce CREI? I mean do you say See Are Eeee I? Kree? Cry? Cray?

What is the difference between a gated community and what already exists with townhomes lining every block of the city? Outside of the new subsidized housing projects, there aren't many examples of housing with an ungated feel.

Spacely, who'd you pay off to get the variances passed to allow those things to get built?
It seems "gated" or "secure" housing would be a trend around here. There was just a whole thread on kids' complete lack of respect of others' property, and person. People read about that and whether they're "city people" or not, think "I don't want that." Yet there's still a market because it's a quick jump to work or they like the businesses in the area or whatever. You remedy that by offering housing that has "added" security as a selling point.

By far the hottest place to live in the coming years will be the Italian Market area with the revitalization of Passyunk Ave. shops/restaurants and the steady increase in home values, thanks to easy access to the subway line, stores, center city, bella vista, queen village, etc. NoLibs is so 5-7 years ago and look, there's been such little development in the form of amenities in the past 10 years, unless you count condos as amenities, but I don't. What they are really are eyesores and cheaply built housing. Drags down home values too. Also, Tower's little sidewalk cafe/shops are great but they're in a virtual no-man's land (at least until the rest of the stuff is built) and who wants to live so close to the ghetto on Girard Ave. NoLibs is fast becoming a college town for students and recent grads. blech.
